Start with the actual business.
Then map the project.

Texas’s Small Business Credit Initiative describes participating-institution pathways. Use the statewide context alongside the actual project’s local property records, permissions and written loan terms.

Open the original business resource ↗

Texas statewide institutional financing resource; city, county, appraisal and property-specific requirements remain local. Business-purpose planning; no commercial price, rent, vacancy or borrower-rate series inferred. Institution funding and guarantees are not a customer rate or approval. A statewide guide does not supply one property tax rate, commercial valuation, rent, vacancy figure or permit rule for every Texas location. Original business resource ↗

Begin statewide and resolve the location

A Texas commercial-property plan needs an actual asset, intended use and project jurisdiction. Separate the business’s location from a wider metro label and identify which city, county and other authorities cover the proposal. The statewide financing resource explains institution pathways, not a universal local mortgage price. Build a source-and-use worksheet from the purchase, works, equipment, fees and operating liquidity. MITEY’s commercial model uses the fixed terms entered; it does not infer a statewide rate, appraise an asset or determine whether a project is ready to finance. Keep the borrower and property use identifiable

Record whether the proposal concerns an operating business’s premises, a leased investment asset or another structure. Preserve the actual borrower, property owner and any relevant lease relationships in the project documents. An owner-operated business’s sales are not automatically the building’s net operating income, and a property rent roll is not the entire business cash flow. Ask the lender which evidence and definitions apply. The workspace does not decide a legal ownership structure, prescribe a guaranty or establish program eligibility from a property label.

Distinguish appraisal from the tax bill

The Texas Comptroller’s property guidance describes appraisal records, taxing units and valuation processes. Obtain the relevant local assessment and actual bills rather than applying a single remembered statewide percentage to a purchase price. Ask the appropriate appraisal district and closing professional about the property, period, ownership change and any supported relief. Keep recurring amounts separate from settlement adjustments. The commercial-loan payment excludes property tax; the broader cash worksheet needs the supported allowance. This site does not value property, file a protest or determine an exemption or tax liability. Texas valuation and appraisal guidance ↗

Give business personal property its own review

The Comptroller’s resource addresses rendition of business personal property separately from real-property valuation. Discuss the actual equipment, inventory, ownership and current tax-year obligations with the appropriate appraisal district and adviser. A building loan or lease payment does not by itself settle those obligations. Keep supported recurring costs and any transaction-specific treatment in the broader business budget. The numerical tools do not file a rendition, collect sensitive asset records or apply an automatic exemption. Confirm current requirements rather than relying on a prior year’s threshold or another business’s treatment. State business personal property and rendition context ↗

Make the permitted use a local project question

Ask the relevant city, county and qualified project team which records, permissions, utilities and occupancy conditions apply to the actual use and work. A statewide finance page cannot replace that local review. Keep written requirements and outstanding items beside the contractor scope and opening timetable, including any site or infrastructure costs outside the building price. The construction calculator illustrates an entered draw plan; it does not establish access, service capacity, development rights, environmental status or code compliance. Retain those unresolved matters before treating the project as complete.

Review coverage as a property and operating decision

The Texas Insurance Department’s commercial-property guide distinguishes coverage forms, exclusions, loss valuation and additional protections. Obtain an insurer’s terms for the actual building, business activity and planned work, then compare premium, deductible, limits and interruption questions. Location and policy details matter; a statewide average would not settle the proposal. Keep supported costs and a separate liquidity case in the business worksheet. This tool does not bind coverage, determine flood or wind exposure, interpret an exclusion or guarantee payment after a loss. State commercial property insurance guide ↗

Measure income on the same basis as debt service

For an investment asset, obtain the rent roll, executed leases, collections and operating statements. Separate contractual rent, recoveries, owner expenses and vacancy assumptions, then identify capital work and leasing costs outside ordinary NOI. Compare the same period for income and annual debt service and ask the lender about its definitions. A ratio calculated from supplied values is not verification of the inputs or an underwriting approval. Keep a supported turnover or interruption case rather than using an invented statewide vacancy figure to make coverage appear comfortable.

Separate the draw phase from long-term repayment

Construction funding follows a different cash pattern from a fully advanced amortizing loan. Record the commitment, equity, draw timing, interest, charges and expected completion conditions. The construction tool uses entered monthly draws and does not automatically include undrawn fees, retainage, inspection costs, overruns or permanent-finance conditions. Keep a delayed case and explicit funding for costs outside the facility. A conversion or refinance should remain a proposed exit until its actual conditions are understood; the calculator does not promise that the next loan will be available.

Read state support through the participating lender

Texas’s initiative describes capital access, guarantee and participation arrangements through institutions. The terms supplied to a CDFI or another institution are not automatically the price offered to its customer. Ask a participating lender about the business’s actual purpose, repayment, collateral, charges and current program conditions. Keep institution enrollment distinct from a borrower application. The manual example neither establishes access to a guarantee nor copies an institution-level rate into a commercial offer. Retain the written facility and any separate obligations before comparing the assisted and ordinary structures. Texas credit initiative scope and borrower route ↗

Match federal program questions to the actual asset

The SBA 7(a) and 504 overviews describe different uses and delivery channels. The 504 overview excludes working capital and rental-real-estate investment, so it should not be assumed to cover every commercial-property transaction. Have the appropriate lender or Certified Development Company review the operating business, fixed assets and current conditions. The calculator does not prescribe an SBA rate, leverage structure, occupancy rule or loan limit. Keep real estate, equipment and operating liquidity as separate uses while the actual financing proposal is being confirmed. SBA 7(a) overview ↗ SBA 504 scope and exclusions ↗

Keep the contractual exit in the current plan

Compare the amortization period with maturity and any initial interest-only interval. A payment can be manageable while substantial principal still comes due at the term’s end. Ask for the actual prepayment, extension, reserve, covenant and rate-reset terms, then test a supported less favorable income case alongside the base budget. The fixed mechanics do not forecast Texas property values, establish covenant compliance or guarantee refinancing. Keep the balance due and the liquidity needed around that date visible before treating the capital plan as settled.

Bring the Texas capital question to MITEY

Use the optional enquiry to describe the property or business purpose, general location, approximate capital need and timing when you want help with the next step. Share calculator assumptions only if you choose that separate option. Any provider introduction requires confirmed availability and your permission; the enquiry does not authorize wide distribution or become a loan application. Keep personal street addresses, tax returns, bank statements, identity documents and tenant or customer records out of the message. Begin with the financing question, leaving private diligence material to the appropriate secure process.
